What Course Should I Take?

In SC, an individual may receive a license as a:

  • Associate – those seeking to be a licensed real estate associate . This is the first license obtained in sales. You will need to take (2) classes: Unit 1 & Unit 2 equaling 90 hours of class, pass a criminal background check (through the Real Estate Commission), have a high school diploma or GED, pass the state exam and affiliate with a brokerage company to become licensed.

  • Broker –  This license is ONLY available to those having been actively licensed as an associate for 3 years. You will need to take (2) classes: Broker A & B equaling 60 hours of class and then pass the state exam to become licensed.  Another criminal background check will be required by the Real Estate Commission.  A broker may choose to become a Broker-in-Charge and set up their own company.

  • Property Manager – those NOT wanting to practice sales but are only interested in managing rental properties. You will need to take (1) class: Property Management equaling 30 hours of class and pass the state exam to become licensed.  With an additional 7-hour course, a property manager may become a Property Manger-in-Charge and set up their own company.
